Secluded barn conversion set alongside my own property. Ysgbor lies in the countryside, just outside the lovely town of llandovery and on the edge of the Brecon Beacons. The property has 3 bedrooms, all of a good - substantial size. There is also an open plan large kitchen / lounge / dining room, a separate video room, 2 bathrooms and a spacious entrance hall / boot room. The property has 2 separate wings which lie off the lounge / kitchen. Wing 1 has a double bedroom with fitted wardrobes. This newly decorated room also has new furniture, fittings and carpet. There is also a substantial family room with single beds. This room has also undergone a full refurbishment that includes new beds, carpets and curtains. The last room in this wing is a large bathroom with bath and separate shower cubicle. Wing 2 has a cosy video room with a large selection of VHS films. This comfy room has been newly decorated. Alongside this is the final bedroom. This substantial room has a double bed, a triple wardrobe, a sofa, coffee table and a TV that receives the full Sky TV package. It has patio doors that lead out to the grounds as well as two side aspect windows, thus making it airy and light. Finally, there is a separate bathroom with shower cubicle in this wing which adds to the privacy of this bedroom. The main living area is open plan with a high, beamed ceiling. The kitchen is well equipped with a washing machine, dishwasher, microwave and large fridge freezer. There are plenty of pots & pans, crockery and other essentials. The lounge, which is open to the dining room and kitchen has 2 large comfy leather sofas, a comfy chair, a large dining table & 6 chairs, a cosy wood burning stove (wood only provided during winter months), internet and sky TV. There is also a large entrance hall / boot room to the front of the property with parking for at least 2 cars directly outside the house. The property is sited in over 2 acres of gardens, with its own babbling stream and separate play area which has a play house and trampoline. Ball games like football are permitted in the play area, which is grassed and enclosed with hedging and a fence. Ysgbor has a private patio to the rear of the house which can be accessed via the patio doors in the lounge or family bedroom. This has the use of its own wooden table & 6 chairs, plus a brick BBQ during the summer months. There is also a small terrace to the front of the house for those lovely summer evenings. There are 4 sliding patio doors in total in the house which let in lots of light and give access to the gardens from the lounge, boot room and 2 bedrooms. Please note that although the house is all on one level, there are steps leading up to the entrance. We are also cat owners, so you would be sharing the grounds of this delightful property with our family pets.
