Lovingly converted in 2003 this rustic 300-year-old 3 bedroom stone barn ‘Shadowlands’ offers unique opportunity to stay right by the River Wye in truly stunning and tranquil surroundings. It is located between Monmouth and Ross-on-Wye at 7 miles each, deeply imbedded amidst the fabulous scenery of the Wye Valley National Landscape. And bounded by the Forest of Dean with its many activities and attractions, guests may choose from lots to explore and do (Google!) as these options are all virtually on-the-doorstep. Owned by the family-run stock-farm on whose land it stands, and reached by long private farm tracks with padlocked gates, Shadowlands nestles securely in a uniquely remote and secluded position, girded by ancient woodland and riverside pastures. Within its own fenced and gated enclosure, guests may choose to bring their bikes, dogs, and unpowered watercraft as all are allowed, with space for all as well as for ample parking. Pedestrian and vehicle access down to the riverbank of the Wye is a given, and at 120 meters this is perfect for kayaks, canoeing, paddle-boarding, and generally having paddling fun, as conditions and competencies will allow.
Appealing to walkers, cyclists, boaters & paddlers, birders & wildlife enthusiasts, and all those who enjoy being immersed in the Wye countryside, this remarkable retreat is set in a gorgeous hidden valley placed well away from the hustle-and-bustle of the big life, Angling guests have exclusive and free access to the Fishing on the 1 1/4 mile private beat, subject to Environment Agency licences, seasons and byelaws. Children and dogs are welcome, and the accommodation is good for families.
And Nature, always impressive here, yields all sorts of wildlife & birding, some super photography opportunities, and big landscape-painting panoramas. There are lovely riverside strolls, while handily nearby the Wye Valley Path provides easy and extensive cycling and walking. Shadowlands is offered as a notable gem in a sublime and unspoilt part of the River Wye, and then with no neighbours at all to spoil extraordinary privacy and seclusion, this may be paradise.

the River Wye here includes steep riverbanks and there is deep water, and some fast current too, as well as dangerous in-river streamer weed and hidden snags and obstructions. So vulnerable people and especially children should be monitored and not be at the river unsupervised.

radiators and lashings of always-on hot water. Boiler control is a wall-mounted Bosch touchpad at foot of the barn stairs.

Original beams in open-plan vaulted main space. Dual aspect double-glazed full height windows with French doors looking out onto the valley, fields, and woods.
6 place oval dining table going over to a sofa and armchair living and tv area.
Samsung 55inch smart internet tv, with soundbar, satellite speakers and sub-woofer. Panasonic BluRay/DVD player will spin your discs.
Clearview wood-burner, for which a great deal of care is required, again especially regards children, as it gets blisteringly hot. Farm woodland logs are stacked outside.
Wet weather gear-rack over radiator with wide drip-trays, also handy for boots.
25+mb wi-fi throughout, and a landline phone for emergencies only. Mobile signal is patchy here, so a recomendation is to set ‘Wi-fi calling’ on your smartphone to get great signal in and around the barn.
*Outside*
Black metal tables and armed chairs, with sun parasols, abut barn front and back.
Suitable space for guests' own BBQ, for instant types there's a slab wall topping.
Shadowlands is on a working stock farm so there can be many sheep, and lambs, to roam the pastures!. Cattle are securely confined by stock fencing to their own pasture away from most of the track to the barn, all of the barn area, and from all of the river.
*Access and parking*
There are two access routes from the road; a 1.5 mile wooded Forestry track, and/or a 0.5 mile cosy and tarmacked single lane then a track. These tracks are hard-grade country farm type, so not grassy or rutted but compacted gravel and stone, though they can be challenging for low-slung vehicles as a tad rough in places with sometimes potholes to go around. To deal with this a slow speed is effective and recommended. Normal and SUV vehicles are fine, 4x4s will have no concerns.
Access is secured by metal farmgates with padlocks.
Ample parking is right next to the barn through an automatic gate.
The barn enclosure is fenced and dog-proof unless very small.
There is space for bikes canoes and paddleboards etc as well as room for small tents camping within the enclosure. River access is a given.
