This spacious, thoughtfully finished family home provides the idea base to explore this wonderful city. Complete with a beautiful fitted kitchen, light and spacious living area, Orangery, large garden and built in BBQ, this family home away from home provides everything you need for a perfect stay. Located in the popular area of Heworth, my property is perfect for family stays and comes with parking for up to 2 cars.
Ground floor:
Step into the entrance hallway which leads to the light and spacious living room to your left, or directly towards the kitchen diner ahead. A downstairs WC is located under the stairs. The living room has two large sofas which double up as sofa beds (sleeping up to 4 extra guests), and a 42 inch Smart TV with freeview. Access into the kitchen diner can also be made from here.
In the kitchen diner you'll be greeted with a charming mix of alpine chalet, meets farmhouse style! The ceiling is lined with wooden strips, and the floor is laid with terracotta tiles up-cycled from my home country of Belgium.
The dining space seats up to 8 around the table. An extra folding table and chairs are available to extend the dining space. The kitchen is fully equipped for self catering and cooking if you wish to dine comfortably at home. Appliances include use of an oven, gas hob, fridge freezer, washer dryer and washing machine. Smaller appliances include a kettle, toaster and microwave.
Unusually, an orangery is attached to the kitchen, which I built when I first purchased my house many years ago. This is a wonderful space to relax in, to feel warm in, and to look out onto the garden.
First floor:
There are three double bedrooms, the house bathroom, and a study room. The spacious master bedroom contains a king size bed with a bedside table and a reading lamp on both sides. There's plenty of storage space in the three double wardrobes (middle wardrobe is mirrored). The second bedroom contains a double bed, wardrobe and chest of drawers. The third bedroom echos the alpine theme from the kitchen; here there is a queen size bed, shelving, a built in double wardrobe, and vanity unit area. Cooling fans are placed in every bedroom.
The study room is a great space to get some peace and quiet if working from home. There is a helpful addition of an ethernet cable and a laptop rest on the desk. I am afraid the chest of drawers are not for guest use, but can act as an extra storage space on top.
The bathroom is generously sized; a double vanity unit with two sinks stretches along one side of the room; there is a toilet, a bath with hand held shower, and separate large shower unit that has a rainfall and handheld shower.
Attic room:
There is one more bedroom in the attic. (Please note, the stairs are quite steep, and there is no door to close off this room directly from the stairs). In the attic room is a single bed, bedside table with reading lamp, and hanging unit for storage.
Exterior:
My beautiful private rear garden is my favourite feature! Double doors from the living room lead to a large patio area where there is a large outdoor table and chairs. The patio and garden can also be reached via the orangery towards the rear of the house.
Steps leading down from the patio lead to a large grassed lawn where there are a selection of young and mature fruit trees. In the summer, cherries can be enjoyed if the birds don't get to them first! In autumn, fresh pears and apples are aplenty. There is a unique addition of a hand built BBQ area which you are very welcome to use. At the end of the garden is more nature; a bubbling beck can be admired, and birdsong can be heard in the morning. A must to enjoy!
To the front, up to two cars can be parked. A small car in the garage and one car on the driveway. With our street being residential and rather narrow, we cannot accommodate a third car.
There will be some complimentary tea/coffee waiting for you which I am sure will be useful for those arriving after a long journey!
Fresh white bedding and towels are provided (hand towel and bath towel per person), as well as miniature travel sized bottles of shampoo, shower gel and soap. Other items included are a washing-up pack, toilet roll and kitchen roll, which will last a couple of days.
If wish to purchase more for your stay there is a local Costcutter on Heworth Road, or a Co-op food on East Parade, both 5 minutes walk away.
Guest access
Guests will have access to the entire house and garden.
Other things to note
CHECK IN / CHECK OUT:
Check-in time is after 4pm and check-out time is before 10am. A £30 charge will be requested if guests check themselves in early without permission or if guests do not check out on time as this will cause disruption to my cleaner’s schedule.
Please note that you will be charged £100 for lost keys, so please be careful with them.
TRAVEL COT:
A travel cot and mattress are available to borrow upon request, subject to availability, and at an additional cost of £20. Please ensure you message before hand so that I can arrange for the installation. Guests will need to bring their own cot bedding, including a bottom sheet. (I am afraid highchair requests cannot be met).
BBQ:
You are very welcome to use the built in BBQ in the rear garden. Please bring your own coal etc, and please ensure you bring equipment to clean the grill. I will have a shovel and bin so that you are able to clear away the ashes. There will be a £30 cleaning charge if the BBQ area is not cleaned after your departure.
PARKING:
To the front, up to two cars can be parked. A small car in the garage and one car on the driveway. With our street being residential and rather narrow, we cannot accommodate a third car or allow parking outside of our garage and driveway.

Remote check in via a key safe. Please monitor your inbox for communication from my property management team. You will receive a PDF guest manual and PDF key instructions approximately a week before your arrival. The code for the key safe will be sent 24 hours before arrival.
