## Space

Welcome to our home! This lovely and cosy home is situated in a mostly quiet residential neighbourhood and within walking distance to the city centre attractions.

With it's unique stone feature wall the cosy living area has a nice classic feel. You will be able to kick back and relax on our large three seater sofa which also doubles up as a comfortable double sofa bed. The kitchen is well equipped with the necessary mod-cons, including a toaster, oven/microwave and dish/silverware for home cooked meals.

The bedroom has a very comfortable double for a good nights sleep, fitted with hotel quality fresh linen and plenty of storage space, you can easily make yourself right at home.

The bathroom is split with the shower and WC separate from each other. They are both a bit of a squeeze, however, you'll find there is everything you'll need, including fresh towels and free toiletries for your convenience.

Feel free to use the washer and ironing facilities in the home.

## Neighborhood

There are plenty of amazing sights around the city to explore. Some of our local favourites include Holyrood Park with the stunning Arthur's Seat and also the nearby pleasance theatre for those joining us during the festival, this being Edinburgh Fringe's primary comedy venue. There area also many shops around the city centre to explore for some retail therapy.

If you plan on dining out, there are plenty of restaurants near the home. You can try The Field for some modern scottish food, Paradise Palms on Loithian Street and City Restaurant. If you feel like getting groceries, there are many local shops on nearby Clerk Street and Tesco Metro is on Nicolson Street.

## Transit

Edinburgh's city centre is within a 20 minute walk from the home where you can access the shops on Princes St and the Royal Mile for many attractions including Edinburgh Castle. There are many buses on clerk street just a few minutes walk from the home. You'll have no issues getting around town!

## Notes

Please note, the property is located right above a pub. It's still quiet most of the time, but occasionally it can get rowdy if there are any arrests, as the police station is just across the street. It is however, perfectly safe and sometimes even mildly entertaining.

- This is a self check-in property and you will be requested to verify your identity before being able to check into the flat. You can check-in anytime of the day as long as you respect our standard check-in time (15:00 on the day).

- Also note that we charge £50 for each set of lost keys (security keys may cost more). For security purposes, there may be an additional cost to replace the locks. So, please keep your keys safe :) There is a zero-tolerance policy for smoking in the property. If our team discovers any evidence that this rule has been breached (e.g smoke smell, ashes, butts, etc.) we fully reserve the right to charge a £300 smoking fee, at minimum.Please also note we do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity we reserve the right to cancel your stay (without refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).
