It's immaculate, shimmies with classic, modern smartness, is right on the edge of a tiny New Forest hamlet, and a short drive from the beach (that's also a top wild swimming spot) .This is the perfect place for a VIP spoiling.

There is a proper dining room for 12 to gather & feast, or head outside together for alfresco seating. Private caterers will be particularly happy here with the set up of kitchen/dining room.

The sitting room stretches the full width of the house. It allows plenty of space for everyone to sit together, useful for pre-dinner drinks. The colours are smooth and allow the modern paintings and prints to take centre stage.

For a movie, (or full winter hibernation) we'd suggest you head to the absolutely giant, sofa-cum-bed-platform, in the cinema/TV room downstairs. We'll dig you out when the snow melts!

The hamlet here is particularly quiet, and you can walk to several pubs in the nearby hamlets and villages.

The coast is 20 mins drive max'. The beautiful and golden sandy beaches on the Hampshire/Dorset coast at Avon and Mudeford. The walk out to Hengistbury Head is particularly special (and good for prams/mobility vehicles) + as an extra bonus, the beaches here are often deserted in the off season. The coastline here is great for wild swimming too. Head inland for forest walks - we love Rhinefield, and high tea at the Rhinefield Hotel (a set in Downton Abbey), but there are masses nearer.

The garden here is about 1/2 an acre and well-fenced so that children can't escape. There is also a football goal on the extensive lawns.

Inside...
For big birthdays, celebrations and spoiling yourself - it's hard not to have this place at the top of your list.

Dining together is a joy with friends and family. So if the stay involves some serious foodie treats - then you'll enjoy dressing the table for dinner - it sits the full 12 and the 'sparkly cupboard' has all manner of pretty things in it for laying a treat-someone table. There are plenty of smart dishes, trays, glassware and table paraphernalia too. Do look through the whole gallery for Christmas pics too.

The sitting room is full width of the house, with a wooden deck and yet more sofas, to extend into the garden end. Pre-dinner drinks here are the order of the stay, whilst caterers take over the kitchen and deliver wonderful smells....

Whilst there is a TV in the sitting room on the ground floor, there is a cinema room downstairs. Our pictures don't lie.... this is a spot for hibernating with a movie, box set or just hunkering down for long chats. It's a room to cocoon in.

All of the bedrooms share the same style; sleek, well produced and with very smart bathrooms. We love the views from the front bedrooms, and the garden access from those downstairs, but all are just as nice as each other - there won't be too many fights!

Outside...
The garden is large, about 1/2 an acre and well enclosed. It's flat and laid to lawn with an established garden around the edges.
There is a wide terrace is home to a gas BBQ. The table outside seats 12.

There are various smaller outside tables and chairs/loungers to enjoy the sunny and warm weather.

We love the wooden (what is this called Sarah) seating area that is level with the sitting room. There's room for 6 to sit here and enjoy the fresh air.

Hometruths...
The house is beautifully set up. It's not a place for small children who want to play wildly inside - far too much nice art, orchid displays and pale furniture... Whilst children are welcome, please do check with our team to ensure it's the right place for you.

There is a gas BBQ available for use in the summer months only. Please request at the time of booking if you wish to use.

Accessibility...
You can park within 20 metres of the front door. There are a set of brick steps (5) to get up to the front door level. The whole downstairs is one one even level - except the bathroom which requires a step down to access.

All bedrooms are up or downstairs. Upstairs has the best handrail.

Kitchen: It is fully equipped with dishwasher, two ovens, hob, microwave/grill and fridge freezer, Nespresso coffee machine, toaster , Juicer, Slow cooker, bread maker, and utensils. The dining room seats 12. Just off the kitchen is also a good utility room with washing machine, dryer, storage for muddy boots and a further toilet.
Mod Cons: The house has 2 SMART TVs, Downstairs is a cinema room with large TV.
Connectivity: There is fast broadband. Wifi throughout the house.
Parking: Up to 5 smaller cars, or 4 larger cars. All can park off the lane on the gravel driveway area.
There is more parking on the lane outside if needed.
Kids Stuff: We have 2 travel cots (please bring your own bedding), 2 highchairs and 2 stair gates.
